Properties and rent

Landlord income — on its own or alongside your trade — managed from the same chat, or the app if you prefer screens.

Add property income to your account

  1. If you signed up as a subcontractor and also let property, just tell SubReady on WhatsApp: “I also rent out a property”. Property income is added alongside your trade — nothing is removed.
  2. Or toggle it in the app: Settings → Income sources.

Add a property (WhatsApp)

  1. Message the details in one line: “add property 7 Kestrel Close, rent 825, mortgaged, agent managed”.
  2. SubReady creates the property with its expected monthly rent.
  3. See your portfolio any time: “my properties”.

Log rent and property costs

  1. When rent lands: “rent 825 for Kestrel Close” — logged against that property. Rent logged this way on WhatsApp is tagged as cash automatically, since it’s a message, not a bank line SubReady has seen yet.
  2. Repairs, agent fees, insurance: snap the receipt or type it like any expense, mentioning the property.
  3. Rent not arrived? SubReady’s missed-rent nudges notice and ask — or ask it yourself: “rent’s not come in for Elm Road”.

In the web or mobile app

  1. Open Properties for per-property income, costs and history.
  2. Use Add income on a property to record rent manually, and pick where it came from — Bank (it’ll match against a statement upload later), Cash, or Other — so your records stay accurate even before the bank statement lands.
  3. Ask things like “how’s the Elm Road flat doing?” on WhatsApp for a live per-property answer.
Tax handled properly: property income is kept separate from trade income in your tax estimate, with Section 24 (mortgage interest gives a 20% credit, not an expense) applied for you. Background: landlord Self Assessment basics.
